A single, dependable maintenance contact.
Instead of finding a different contractor every time something goes wrong, WAM acts as the ongoing maintenance contact behind a property or portfolio — reactive and planned, coordinated from one place.
Managing maintenance across one property or several usually means managing several contractors — each with their own diary, their own way of communicating, and their own idea of priority.
Every issue can mean finding someone, briefing them, chasing an update and approving the invoice — then doing it again for the next one. WAM takes that coordination off the client’s hands. One maintenance relationship can cover reactive faults and planned maintenance alike, with WAM attending directly where appropriate or coordinating the right trade when specialist input is required — whether that’s a single let or a wider portfolio managed by an internal team.
Single point of contact
One maintenance relationship rather than a different contractor sourced for every issue.
Direct fault reporting
Where agreed, tenants, site teams or other authorised people can report issues through the property's reporting route — including property-specific QR reporting where appropriate — rather than everything passing through the landlord or manager first.
Triage
Every report is assessed for urgency and the response or trade required.
Agreed authority
Clients can select an authority level during onboarding, allowing routine work within those parameters to progress without approval every time. Work outside the agreed authority is referred back for approval.
Trade coordination
Where another trade is required, WAM coordinates the work — using the client's preferred contractor where agreed and available, or arranging an appropriate alternative when required.
Planned maintenance
Routine inspections and preventative work, reducing how often a reactive call is needed.
Job records & communication
Visits and works are recorded against the property, with photographs where relevant, creating a clear maintenance history over time.
Priority for maintenance clients
Maintenance clients receive priority scheduling and ongoing support, subject to urgency and the agreed service arrangement.
Reduced management burden
Less time spent finding, briefing and chasing contractors for every individual job.
Set the parameters. We handle the maintenance.
Not every client needs an ongoing maintenance arrangement. WAM is also available for individual callouts and one-off works — the relationship simply determines how much of the maintenance process you want WAM to manage.
